Pam Richardson – Partner

Pam serves as corporate counsel for community associations. Her practice includes interpretation and drafting of governing documents, enforcement of governing documents, drafting and negotiation of contracts and other agreements, helping associations understand and comply with statutory guidelines and requirements, and other related issues in community association governance.

Professional History

Prior to joining Flanagan Law, APC, Pam practiced community association law with three San Diego based firms. Before practicing law, Pam worked in the hotel industry in positions such as a General Manager, Regional Manager, and VP of Operations. In these positions, she was responsible for properties that grossed up to $20-25 million in revenues at location with up to 200 employees. In these positions she oversaw day-to-day operations, sales and marketing, accounting, human resources, IT, and capital improvements.

Professional Memberships and Recognition

Pam is a member of the California Bar and the United States District Court, Southern District of California. She is a member of the San Diego Bar Association and serves on the CAI-San Diego Legislative Action Committee, recently organizing the 2019 Local Legislative Day for San Diego County.

Pam has been very involved in industry and community organizations. She is a Past Chair of the California Hotel & Lodging Association and a Past President of the San Diego County Hotel-Motel Association. She has served as a Director on the boards of the San Diego Convention & Visitors Bureau, the San Diego North Convention and Visitors Bureau, and on various other visitor industry and community related boards. She has also served on the board for her own homeowner’s association for more than ten years.

Recognition for her work has included being awarded the “State Leadership Award” for California given by the American Hotel and Lodging Association, “Hotelperson of the Year” through the San Diego County Hotel-Motel Association, she was a recipient of the San Diego Business Journal’s “Women Who Mean Business” award, and was honored by the County of San Diego with the designation of “Pamela Richardson Day” on July 15, 2005 for service to the community and industry.

Pam was also awarded Member of the Year and Committee Member of the Year by San Diego Chapter of CAI in 2019.
